Bascom Arizona Ventures Acquires Domain 3201 in Tucson for $45.5 Million

Bascom Arizona Ventures, LLC, a subsidiary of Irvine, California-based The Bascom Group, has acquired Domain 3201, a 289-unit multifamily community in Tucson, Arizona, for $45.5 million, or $157,439 per unit. The transaction was completed off-market, with the seller remaining undisclosed.

 

Constructed in two phases in 1985 and 1990, Domain 3201 offers one-, two-, and three-bedroom floor plans across a well-amenitized garden-style setting. The community features three swimming pools, two spas, open green spaces, a fitness center, yoga studio, clubhouse, business center, and two pickleball courts — a sought-after amenity reflecting today’s active lifestyle demands.

 

Acquisition financing was provided by BrightSpire Capital Acquisitions and arranged by Brian Eisendrath, Cameron Chalfant, Ben Margolis, and Jesse Zarouk of Institutional Property Advisors (IPA), a division of Marcus & Millichap. The IPA team of Hamid Panahi, Clint Wadlund, Steve Gebing, and Cliff David advised both the buyer and seller in the transaction. Arizona-based Bryten Real Estate Partners has been engaged as the property manager.

 

Bascom Arizona Ventures plans to implement a comprehensive capital improvement program at Domain 3201, targeting upgrades to the clubhouse and leasing office spaces, enhancements to the pool, spa, and fitness areas, and renovations across individual residences. The repositioning strategy reflects Bascom’s proven value-add approach of elevating the resident experience while driving long-term asset value.

 

This acquisition builds on Bascom Arizona Ventures’ established track record in the Tucson market. Earlier in 2026, the firm acquired Retreat at Speedway, a 304-unit community, for $53.4 million — and Domain 3201 represents further conviction in Tucson’s multifamily fundamentals. Since 2004, Bascom Arizona Ventures has completed over $1.6 billion in multifamily transactions encompassing 53 properties and more than 16,700 units throughout Arizona, including over 5,000 units in Tucson.
