The Bascom Group, LLC has successfully leased a 3,039-square-foot ground floor retail space at 200 Pine Avenue in Downtown Long Beach to Dirty Birds, a popular and locally owned restaurant and sports bar based in San Diego, California. Known for its chicken wings and vibrant sports bar atmosphere, Dirty Birds has established a devoted following across multiple San Diego locations, including Pacific Beach, Ocean Beach, Liberty Station, and the SDSU and UCSD areas.
200 Pine Avenue is a six-story, 66,104-square-foot Class A office building that was renovated in 2022. The building features an attached 123-stall parking structure and existing ground-floor tenants including Agaves Kitchen & Tequila and Agaves Ultra Lounge. Located on the prime corner of Pine Avenue — the heart of Downtown Long Beach’s entertainment district — the building offers direct access to major public transportation options including a downtown transit route and the Metro A Line.
Paul Diamond, Senior Principal at Bascom, expressed enthusiasm for the new tenant: ‘We are excited to welcome Dirty Birds restaurant to 200 Pine — a visual landmark of Downtown Long Beach. They are a locally owned restaurant and sports bar, proudly serving some of the best wings in San Diego. We are targeting to have them open later this year.’
David Kim, Managing Partner at Bascom, added, ‘Downtown Long Beach is experiencing a major revitalization driven by community-focused events, public space improvements, and increased investment. The signing of the Dirty Birds lease on the prime corner of Pine Avenue in Long Beach is a great example of this transformation.’
An adjoining 4,923-square-foot lower-level space remains available for lease, ideal for a nightclub or entertainment concept. Noel Aguirre and Sean Lieppman at Lee & Associates serve as leasing representatives for the property. Downtown Long Beach continues to benefit from long-term planning initiatives, infrastructure improvements, and growing momentum ahead of the 2028 Olympic and Paralympic Games.
